Commercial Requirements
New commercial construction with over 5,000 square feet of conditioned space, or major alterations or renovations thereto, are required to incorporate a selection of green building techniques using the LEED® (Leadership in Energy and Environmental Design) Rating System applicable to the project, and associated LEED® Checklist published by the United States Green Building Council (USGBC).

Applicants for new construction, first time tenant improvements or major renovations of over 5,000 square feet of conditioned space will be required to submit a LEED® Checklist as part of their design review and building permit applications.
In the case of projects that entail new construction or for renovations of over 20,000 square feet the checklist will need to be completed by a LEED® Accredited Professional (LEED® AP). You may use the LEED® Professional Directory to find a LEED® AP for your project. It is highly recommended that the project design team utilize the services of LEED® AP from the outset to help define and evaluate green building options and minimize cost and time over runs.
The completed checklist must be included with any Design Review application and all graphic materials must reflect those green building measures identified on the checklist that will impact the site layout or building exterior. The building permit plan set must also include an index indicating where each point claimed on the checklist appears in the specifications, general notes or detail drawings.
Construction compliance of renovations under 20,000 square feet will be verified by the project architect and Planning and Building Services Department. Construction compliance for all other covered commercial projects must be verified by a LEED® AP.
